1. What is the minimum home size allowed?

Rambler: Minimum 2,000 sq ft on the main level

Two-story: Minimum 3,600 sq ft total (first + second floors)

2. Are there architectural requirements or design approvals?

Yes, all new construction and significant modifications require written ARC (Architectural Review Committee) approval, including grading and landscaping plans.

3. Can I choose any builder?

Yes. However, builders must be identified in the construction plans. Construction must begin within 18 months of lot purchase and be completed within 12 months.

4. Are there restrictions on building materials or home styles?

Vinyl siding is discouraged. Earth homes and geodesic domes are prohibited. Roofs must have at least an 8/12 pitch and use either laminated shingles or metal. (this is flexible and requires approval e.g. flat roofs) 

5. Can I build other structures like pools or outbuildings?

Yes, with ARC approval. All must match the main home’s quality and design.

6. Are fences allowed?

Only invisible pet fences are permitted. Traditional fencing is not allowed. (exceptions for pool) 

7. What are the setback rules?
